Terms of use
Version: 24 October 2026. These terms cover anyone using CaribCoast to look for property, contact a lister, or sign up for emails. Agents and owners who list property also agree to the lister terms. Questions: hello@caribcoast.com.
Who we are
CaribCoast is operated by BrightCat Data Ltd, a company registered in England and Wales (company number 17173387), whose registered office is at 128 City Road, London EC1V 2NX. Email: hello@caribcoast.com.
What CaribCoast is, and is not
CaribCoast is a place where real estate agents, private owners and landlords list property. The listings come from them. CaribCoast is not an estate agent or broker, does not own or inspect the properties, and is not part of any sale, rental or booking you agree with a lister.
Who can use CaribCoast
You need to be 18 or over to contact a lister, sign up for emails or create an account.
Listings
- Each lister is responsible for what their listing says, including the price, photos and description.
- We check every private listing, and each new agent's first listings, before buyers see them. Listers confirm regularly that their listings are still available, and listings that are not confirmed come off the site.
- Even so, we cannot promise that every detail is correct or that a property is still available. Check the details with the lister, view the property, and take your own legal advice before you agree to anything.
- For your safety, never send a deposit or any money before you have viewed a property and checked who you are dealing with.
Reporting a listing
If you think a listing is a scam, misleading, or breaks the law, use the "Report this listing" link on the listing page or email hello@caribcoast.com. We look at every report and act promptly. If you disagree with a decision we made about a report or a listing, write to us and we will review it.
Prices
Prices are shown exactly as the lister entered them. When we show a price in the other currency, we use the fixed rate of BDS$2 to US$1, as a guide only. The price the lister gives is the one that counts.
Contacting a lister
When you send an enquiry, call or WhatsApp a lister, your message goes straight to them, and they can reply to you directly. Please only contact listers about their property, and please don't send them marketing.
Emails you sign up for
If you ask us to email you new listings, or to tell you when CaribCoast opens on another island, we only email you about that. Every email has a link to stop them, and you can also write to hello@caribcoast.com. Our privacy notice explains what we keep and why.
Tools on the site
The mortgage calculator and other figures on the site are estimates to help you plan. They are not financial advice or an offer of a loan. Speak to a bank or adviser before you decide.
Who owns what
The CaribCoast name, logo, site design and wording belong to CaribCoast. Listing photos and descriptions belong to the listers who provided them.
Links and videos from other sites
Some listings link to, or play videos and tours from, other sites such as YouTube, Vimeo, Instagram or Matterport. Those sites are not run by CaribCoast, and their own terms and privacy policies apply.
Using the site fairly
- You can share links to listings freely.
- Please do not copy listings or photos in bulk, run automated tools against the site, or try to get round its security, without our written permission.
- We may block access for anyone who misuses the site.
Responsibility
We work hard to keep CaribCoast accurate and available, but we provide it as it is. As far as the law allows, CaribCoast is not responsible for losses that come from a listing, from a lister, or from a sale, rental or booking you make with them. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow us to limit, and nothing takes away rights you have by law as a consumer.
If part of these terms is invalid
If a court decides any part of these terms cannot be enforced, the rest still applies.
Changes
We may update these terms. The date at the top shows the latest version.
The law that applies
These terms are governed by the laws of England and Wales. If you live in Barbados or anywhere else, you keep the protection of the consumer laws of the country where you live, and you can bring a claim in your local courts.
