CaribCoast Lister Terms
Version: 24 October 2026. These terms apply when a real estate agent, agency, property owner or landlord lists property on CaribCoast. Sections 1 to 14 are for agents. The terms for private owners and landlords follow after them.
We want listing on CaribCoast to be simple and fair. These terms explain what we ask of you, and what you can expect from us.
1. Who we are
CaribCoast is a property marketplace for the Caribbean, starting with Barbados. It is operated by BrightCat Data Ltd, a company registered in England and Wales (company number 17173387), whose registered office is at 128 City Road, London EC1V 2NX. You can reach us at hello@caribcoast.com.
2. Listing is free
Creating an agent account and listing property on CaribCoast is free. If we ever introduce paid features, we will tell you in advance, and nothing you already use will start charging without your agreement.
3. What you confirm when you list
- You are a real estate agent or broker, or you work for one, and you are allowed to market property in Barbados.
- You have the owner's permission to market every property you list. If we ask, you can show us that permission.
- You own, or have permission to use, every photo, video, floor plan and description you upload.
- If your agency's listings come to us by feed, your agency has given us written permission to load them.
4. Checks before going live
A new agent's first listings, and an agency's first feed import, are checked by CaribCoast before buyers see them. After that, your listings go live straight away. We may still look at any listing from time to time, to keep the site accurate.
5. Keeping listings accurate and up to date
- Prices, sizes and details are given exactly as the owner instructed you.
- You confirm each listing is still available at least once a week, by one click in our weekly email or in your agent area. A listing that is in your agency's feed counts as confirmed each time the feed updates.
- If a listing isn't confirmed for 21 days, we hide it from buyers until you confirm it. One click brings it back. If it stays unconfirmed for 60 more days it expires, and you can relist it from your agent area.
- A listing that leaves your agency's feed is hidden from buyers and kept on our records.
- When a property sells, rents or comes off the market, please update it as soon as you can.
- You can take your own listing down at any time from your agent area.
6. Enquiries and your contact details
- Buyer and tenant enquiries go straight to you by email.
- Your name, firm, phone number and WhatsApp number (if you give one) are shown on your listings so buyers can contact you.
- Once an enquiry reaches you, you look after that person's details under data protection law. Please reply promptly, use their details only for their enquiry, and don't add them to a marketing list unless they agree.
7. Your account
Please keep your login details private, as anything done through your account is treated as done by you. If you think someone else has used it, let us know straight away at hello@caribcoast.com.
You can close your account at any time by writing to hello@caribcoast.com. Your listings then come off the site, and their history is kept as section 8 explains.
8. What you allow us to do with listing information
You keep ownership of your photos and descriptions. You allow CaribCoast to host, display, resize, translate, store and analyse the listings, photos and information you give us, on CaribCoast, on our social media pages (including paid or boosted posts), in our emails, and in statistics and market reports. This permission is non-exclusive, worldwide, free of charge, and continues after a listing ends, expires or is removed.
We keep a permanent history of every listing and every change, so there is always a true record of what was advertised and when. Our privacy notice explains how long we keep people's personal details.
9. Our right to hide or remove listings
To keep CaribCoast trustworthy for buyers, we may hide or remove (unpublish) a listing, or suspend an account, if it breaks these terms, looks inaccurate, out of date, duplicated or misleading, or if we receive a credible complaint. We always tell you why by email.
A removed listing is hidden from buyers and kept on our records. Only CaribCoast can put it back. If you think we have made a mistake, reply to hello@caribcoast.com and we will look again.
When a visitor reports a listing as a scam or a fake, we look into it ourselves before deciding, so confirming the listing on its own doesn't close the report.
10. Changes to the service
CaribCoast will keep improving, so parts of it may change, pause or stop. If we ever close CaribCoast altogether, we will give you at least 30 days' notice by email.
11. Responsibility
CaribCoast is a place to advertise. We are not a party to any sale or rental, and we do not check every detail of every listing. You are responsible for your own listings. If one breaks these terms or the law and that costs CaribCoast money, you agree to make good that loss.
Because listing is free, as far as the law allows, CaribCoast's total liability to you is limited to £100, and we are not liable for lost business, lost profit or indirect losses. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow us to limit.
12. Changes to these terms
We will email you before any change takes effect. If you keep listing after that date, the new terms apply.
13. If part of these terms is invalid
If a court decides any part of these terms cannot be enforced, the rest still applies.
14. Law
These terms are governed by the laws of England and Wales, and the courts of England and Wales can decide any dispute. If you are a private lister, you keep the protection of the consumer laws of the country where you live, and you can bring a claim in your local courts.
Terms for private listers
Version: 24 October 2026. These terms apply when a property owner or landlord lists their own property on CaribCoast without an agent. Sections 1, 7, 8, 9, 10, 11, 12, 13 and 14 above apply to private listers too.
P1. Listing is free
Listing your own property on CaribCoast is free. Each listing runs for 90 days at a time, so buyers only see property that is still available. Renewing it for another 90 days is free too, by one click in our email or in your account.
P2. Your right to list
- You own the property, or the owner has given you permission to sell or rent it. If we ask, you can show us proof.
- You own, or have permission to use, every photo, video and description you upload.
- The WhatsApp or phone number you give is yours, and you agree it is shown on your listing so buyers can contact you.
P3. We check every listing
CaribCoast checks every private listing before buyers can see it, and again when its price changes. If something needs changing, we send it back to you with a note. Now and then we may have to decline a listing. We usually check within one working day.
P4. Keeping it current
- We email you every two weeks to confirm the property is still available. One click keeps it live.
- A listing that is not confirmed for 21 days is hidden from buyers until you confirm it. A listing that is not renewed when its 90 days end is hidden until you renew it.
- When the property sells, rents or comes off the market, please mark it so (one click in our email).
- If a visitor reports your listing, we email you and ask you to answer within 3 days. Until you do, it may be hidden from buyers.
P5. Honest listings only
To protect buyers, please never ask anyone to send money before they have viewed the property and met you. Listings that look like scams, duplicates or misleading adverts are removed, and the account may be closed.
P6. Reports and removal
- You can take your own listing down at any time, by one click in our email or in your account.
- CaribCoast may remove (unpublish) a private listing, and we always email you the reason. As section 9 explains, a removed listing is hidden from buyers and kept on our records, and only CaribCoast can put it back.
- If a visitor reports your listing as a scam or a fake, we ask you about it by email and look into it ourselves before deciding whether it stays live or is removed. Confirming it is still available doesn't close a scam report on its own.
- If you can show us the listing is genuine (for example, proof that you own the property or have the owner's permission), reply to hello@caribcoast.com and we may restore it.
