How CaribCoast works
CaribCoast is a place to find property in the Caribbean, starting with Barbados: homes and land for sale, long-term rentals and holiday rentals, all in one spot. Agents and private owners list for free. When you find a place you like, you deal with the agent or owner directly. CaribCoast never sits in the middle, never takes a cut and never asks you for money.
Every listing has to be confirmed regularly by the agent or owner who listed it, so you are not chasing places that sold months ago.
Looking to buy
- Search by parish, price, bedrooms and type of property, or open a parish page to see everything for sale in that area.
- Prices show in US$ or BDS$. Switch between them at any time. CaribCoast uses the fixed rate of BDS$2 to US$1.
- Save the places you like with the heart. They stay saved on this phone or computer.
- Ask the agent or owner a question, ask for a viewing, or ask for the exact address. Your message goes straight to them, and they reply to you directly by email, phone or WhatsApp.
- Not seeing the right place yet? Press "Email me new listings". We send one email to confirm your address, then new matches once a day. One click stops them.
Agent or private seller? Each listing says who is selling it. You can choose to see only agent listings or only private ones.
Looking to rent
Long-term and short-term rentals work the same way as buying. Search by parish and price, see whether a place comes furnished and when it is available, then contact the agent or landlord directly. Never pay a deposit before you have seen the place and met the landlord or agent.
Booking a holiday rental
- Choose your dates and the number of guests. The search only shows places that are free for those dates and big enough for your group.
- Each listing shows the nightly rates for every season, the minimum stay, the cleaning fee, check-in and check-out times, the house rules and the cancellation terms.
- Pick your dates on the listing and you see an estimate of the total, with any weekly or monthly discount and any taxes and levies the owner has set.
- Send your dates to the owner. They reply to you directly to confirm, and tell you how much to pay to book and how to pay.
- You pay the owner, not CaribCoast. Speak to the owner before you pay anything.
- After your stay, once the owner has marked it as booked, CaribCoast emails you a private link to review it. Only guests who really stayed can leave a review.
Selling or renting out your own property
- List your house, apartment, villa or land for free. Already posted it on Facebook or WhatsApp? Paste the post in and we fill in the form for you.
- Add your photos. CaribCoast checks every private listing before it goes live, usually within one working day.
- Buyers and renters contact you directly by email or WhatsApp. Their messages come to you, not to us.
- Every two weeks we email you to ask if the property is still available. One click keeps it live. A listing nobody confirms is hidden after three weeks, and one click brings it straight back.
- Your listing runs for 90 days and renewing it is free.
You can show only the area on the map, and keep the exact address private until you choose to share it.
For agents
- List as many properties as you like, free. Your name, your firm and an agent badge show on every listing.
- Every enquiry, viewing request and address request comes straight to you.
- Once a week we email you to confirm your listings. One click confirms them all. If your listings come from a feed, they confirm themselves.
- CaribCoast checks each new agent's first three listings before they go live.
- Your agent area shows views, contact clicks and enquiries for each listing.
For holiday home owners
- List your holiday home free. Keep Airbnb or Vrbo if you use them. Guests who find you on CaribCoast book with you directly, with no booking fees on either side.
- Set your seasonal rates, minimum stays, cleaning fee, discounts, house rules and cancellation terms. Guests see all of it before they ask.
- Keep your calendar up to date on CaribCoast, so guests can only ask for open dates.
- When a guest books, mark their stay. CaribCoast writes a booking summary with the dates, the price and the payment schedule for you to send them, and the guest gets a private link to review their stay afterwards.
- Guests pay you directly. A short guide in your agent area explains the usual ways to take payment in Barbados.
How we keep listings real
- Regular checks. Agents confirm their listings every week and private owners every two weeks. A listing nobody confirms is hidden.
- "Confirmed this week". A listing confirmed recently says so: "Confirmed by the agent this week", or "Confirmed by the owner in the last 2 weeks".
- Private listings are checked first. CaribCoast looks at every private listing, and each new agent's first three, before anyone else can see them.
- "Contact checked by CaribCoast". This badge means CaribCoast has reached the lister on the number they gave us. It does not mean anything more than that.
- Report a listing. Every listing has a link to report it as sold, rented, wrong or a scam. The lister has three days to answer, or the listing is hidden until they do. We look at every scam report ourselves.
- Reviews from real guests. Only guests whose stay the owner marked as booked can review a holiday rental, and a review cannot be changed or removed by the owner.
What CaribCoast does not do
- We never take payment, deposits or booking fees. If anyone asks you to pay CaribCoast, it is not us.
- We do not sell your details. Your message goes only to the person who listed the property and their firm.
- We are not the agent or the landlord. The listing, the price and the terms belong to the person who listed it.
- We do not give legal or tax advice. Use a local attorney-at-law when you buy, sell or sign a lease.
